My mentor Peter Charlay and my grandmother were my real estate role models.
​ My grandmother owned a  4 unit apartment building...she lived in the first   floor apartment and had tenants in the other 3 units.  I grew up watching her tenants hand her checks, join her for dinner, drive her to church and later on they came to her funeral.  This is probably why, when Peter Charlay  encouraged me to buy a duplex, the idea of having tenants never worried me. I think the  unfounded fear of working with tenants is what stops most people from gaining financial security  through real estate.  The majority of tenants are good people just like you and me.


 I didn't do anything fancy or unusual. When I had  money I bought a property.  I have made  many good real estate investments  and one really bad one. I have learned over time how to choose good tenants and work through issues. It takes a bit of effort to manage property, even if you have a manager, but in the end when you have money and options you will thank yourself for that bit of effort!  I have learned from experience that you never, ever buy far away from where you live...cheap doesn't mean good, stick to the formula that works for you and don't get fancy.  

The value of my properties have gone up, down, then back up again.  Holding on is the best strategy for long term wealth. Real estate values in California can be  a roller coaster  but  in the end owning real estate  in California is like owning  gold. There is only so much land, everyone seems to want to live here (I did too) and so the values keep going up...it's supply and demand. I love living in California...the weather is great, the food is great and the scenery is  spectacular!  

I know there is nothing to be afraid of regarding tenants or owning real estate and I am here to explain it all 
and hold your hand through the process. It's ok if you feel fear but don't let your  fears dictate your future!
